1. Statement of account indicating unpaid principal balance; default date; name and address of borrower; mailing address, if different; name of tenants in possession, if any; social security number for each borrower; plaintiff or name of financial institution in which legal action should be brought.
2. Original Mortgage and Mortgage Note (if available). Copies will suffice if originals cannot be found for the first legal (file Complaint). We may need the original Mortgage, Note and Assignments for entry of Judgment (required in some counties).
3. Copies of any Assignments of Mortgage which are available.
4. Full and complete copy of Title Policy which was issued at the time the mortgage loan was originated.
5. Name, account number and address of insurer and/or guarantor.
6. Copy of Notice of Right to Cure delivered to all Mortgagors or a notation (with reinstatement and payoff figures) that this firm should prepare and send this notice
7. Any special instructions which you might have concerning the loan.
SPECIAL NOTE FOR LOANS SECURED BY MOBILE HOMES: All liens on mobile homes should be notated of the Certificate of Title to the mobile home, although some are often notated on the mortgage. Please provide the original title with lien notation with the referral package, if available. If the loan was supposed to be secured by a mobile home and was not, we can deal with that situation as well. However, we will need the mobile home information (VIN, location, etc.).
